Moving comes with a laundry list of responsibilities and tasks to handle. We want to make things as simple as possible for our tenants, which is why we've created the checklists below. Please read through the details on this page, and if you still have questions, simply let us know: 760.371.4282
Move-in Checklist
FIRST MONTH'S RENT & SECURITY DEPOSIT
Your first month's rent payment, security deposit, and any other unpaid fees must be taken care of at the lease signing. Without these funds, we cannot release the keys to the property.
MOVE-IN DATE & INSPECTION
We will provide all information about your move-in, set the official date, and detail the first inspection with you at the lease signing.
UTILITIES
Utility accounts for your rental property should be placed in your name as quickly as possible following the lease signing. Doing this promptly helps ensure that you won't lose access.
Move-out Checklist
NOTICE OF INTENT TO VACATE
- A written 30-day Notice to Vacate must be submitted to the management company at least 30 calendar days before vacating the property. You may submit this from your online tenant portal or via email.
- Tenants who do not provide sufficient notice to vacate or deliberately break their lease, are responsible for the remaining rental period. Please consult your lease agreement for additional information.
- You may ask for a pre-move out inspection to be done 48 hours before you vacate. Please refer to your lease agreement for more information.
SECURITY DEPOSIT REFUND
Once you have completed moving out, Wellspring Property Management will complete any repairs and cleaning not noted on your initial walkthrough at beginning of occupancy and refund your remaining security deposit. WE CANNOT REFUND YOUR SECURITY DEPOSIT ON THE SAME DAY YOU MOVE OUT. We must ensure all repairs and cleaning were completed; utilities have been transferred, etc.
Please make sure we have your forwarding address to send your security deposit refund. If we don’t have your address your refund will go to the last known address we have on file.
If the property was damaged or past due rent is owed in excess of your security deposit, you are responsible for the remaining balance. If you refuse to pay in full, we will take legal action and a judgment will be filed for the outstanding amount. Please refer to your rental agreement for more information.
CLEANING CHECKLIST
We understand moving can be a stressful and busy time. However, there are some important items to consider when moving, which if done properly will save you time and money in the long run. There is a level of cleaning that is required to return the unit in the condition you received it. If you have any questions, please contact your property manager and be sure to reference the Move In/ Move Out checklist you received upon move in.

General
- Schedule move out inspection.
- Provide a written notice of your intent to vacate a MINIMUM of 30 calendar days prior when you would like your last day to be. This written notice must be RECEIVED in the office, via email or on your online portal at least 30 days prior to your last day. It must also be signed by ALL persons on the lease.
- Complete change of address card for the Post Office and provide our office with a forwarding address.
- All utilities must remain on for the final inspection, but it is your responsibility to cancel any garbage, cable, phone, etc. services.
- If vacating in the winter, set the thermostat no lower than 55 degrees to prevent freezing of pipes. Tenant will be responsible if heater is turned off or is below 55 degrees.

Refrigerator (If Applicable)
- Defrost the freezer if needed. DO NOT use sharp tools to pry off ice.
- Wash inside of refrigerator with warm water and baking soda. Clean door gasket.
- Take out refrigerator shelves and drawers and wash the in warm water, dry and replace.
- Clean under lower drawers.
- Wash and dry outside of refrigerator and vacuum back and lower grills.
- Carefully move refrigerator from wall and clean underneath. (You are responsible for any damage to the flooring). DO NOT TURN REFRIGERATOR OFF!
- Sweep down cobwebs on walls and ceiling.
- Replace light with an appliance bulb, if necessary.

Stove
- Remove racks and broiler pan; soak and clean very well, dry well.
- Clean inside of oven, top of stove, knobs, under elements, under burner pans, and drawer.
- Wash and dry outside of stove.
- Replace oven light with appliance bulb, if necessary.
- Replace burner pans, if necessary.
- Move stove out and clean wall and floor. (You are responsible for any damage to the flooring).

Cabinets & Drawers
- Wash cupboards inside and out.
- Wipe out drawers with damp rag.
- Clean sink, baskets and countertops well.
- Make sure garbage disposal is empty and clean.

Kitchen
- Wash all light fixtures in warm water and soap. Clean switch plates.
- Clean inside and out of dishwasher; including the inside seal.
- Wash range hood and clean filter. Change bulb, if necessary.
- Wash windows, blinds, screens, and clean sills and tracks.
- Scrub kitchen floor, including under movable appliances and baseboards.

Living Room
- Wash windows, sills and clean tracks.
- Clean light fixtures and switch plates.
- Sweep down cobwebs.
- Clean out fireplace(s). Have the chimney swept.
- Vacuum carpets and clean baseboards.
- Clean drapes/ blinds and ceiling fans.
- Wash screens and doors.

Bedrooms
- Sweep down cobwebs and clean ceiling fans.
- Wash light fixtures and switch plates.
- Wash windows, clean sills and tracks.
- Vacuum carpets and clean baseboards.

Bathrooms
- Clean bathtub, tile around tub, sink, door and fixtures. These should be free of soap scum.
- Clean inside and outside of toilet.
- Scrub floor, baseboards, and behind toilet.
- Clean inside of medicine cabinet.
- Wash mirror.
- Clean windows, sills, and tracks.
- Clean fan.
- Clean vanity inside and out, including drawers.
- Wipe toilet paper holder and towel bars down.
- Clean switch plates and light fixtures.

Miscellaneous
- Replace furnace filter.
- Wash inside and outside of all doors. Clean very well around door knobs and door jambs.
- Clean tracks of sliding glass doors.
- Replace ALL burned out bulbs.
- Clean and dry inside and outside of washer and dryer. Clean lint trap. (if applicable)
- Pull out washer and dryer. Clean floor. (You are responsible for any damage to the flooring).
- Sweep garage and all cobwebs. Clean windows inside and outside.
- Mow and weed yard.
- Haul ALL trash away.
- Clean out all vents.

Final
- Return keys to office when COMPLETELY done and no later than 5:00pm on the last day of your tenancy.
- This list does not represent all of the items that may cause a reduction in your security deposit refund. Refer to your lease and your Move In/ Move out form for more information. You may also ask for a pre-move out inspection.
Reminder:
Please remember the cleaning checklist provided with your rental agreement. This will be what we reference when noting damages at move out. Note that carpets need to be professionally cleaned and a copy of the receipt must be provided, as well as any other receipts for professional services such as chimney sweeping.
